EVENT SPACE


Premises Description

The Host agrees to rent the event space (“Premises”) to the Renter for the purpose of hosting private events such as events, celebrations, meetings, and gatherings.


The Premises includes the following features:


Indoor & Outdoor lounge with flexible seating and defined areas

Outdoor space access

(Prep) Kitchen access

Restrooms

WiFi

Tables, chairs, monitor(s)

Free on-site and nearby parking

Wheelchair accessible entrance


Setup/Breakdown Time: 1:00hr Before and After (2 hours)


3. Rental Fees & Payment

Rental Fee: CONTACT FOR PRICE



Duration Block Time: 4 hour(s)



Security Deposit: $Half (refundable within 7 business days)



Cleaning Fee (if applicable) Additional.



Payment Terms: Deposit payment is due upon signing.
No access will be granted without full payment.


Cancellation Policy

Full Refund: Cancel up to 7 days before the event date


50% Refund (excluding fees): Cancel between 7 days and 24 hours prior


No Refund: Cancel less than 24 hours before the event


Permitted Use

The Renter may use the Premises strictly for the purpose described in this Agreement.

The following are not permitted:

Unauthorized public events

Events promoting illegal, violent, or explicit activities

Commercial sales or ticketed events without written consent

Any activity that violates local noise ordinances


6. Venue Rules & Conduct


Smoking:

Permitted only in designated areas


Alcohol:

Strictly prohibited: unless pre-approved and permitted by Host


Food/Beverage:

Outside catering is (limited) permitted; and must be pre-approved Renter is responsible for cleanup


Noise:

Must be kept to respectful levels


Children & Pets:

Must be pre-approved prior to event.


Decorations:

Must not damage walls or surfaces (no nails, staples, or glue)


Occupancy Limit:

Must comply with local fire and safety codes


Renter Responsibilities


Renter is responsible for their guests’ behavior and ensuring the event adheres to all applicable laws.


Renter is liable for any property damage, excessive mess, or violations of this Agreement.


All trash must be disposed of in designated containers.


Emergency exits must remain unblocked at all times.


Parking

Free parking is available on-site and on nearby streets.


The parking area is well-lit and monitored, but the Host is not liable for vehicle damage or theft.


Security & Surveillance

The premises may have security cameras in public/common areas.


No recording devices are placed in restrooms or private spaces.


Health & Safety Measures

The space is cleaned and disinfected after every event by a professional service, in accordance with local health guidelines.


High-touch surfaces, restrooms, and kitchen areas are sanitized between bookings.


Air filtration provided via HEPA filters


Event capacity is limited per current government guidelines


Liability & Indemnification

Renter agrees to indemnify and hold harmless the Host, property owner, and any affiliated personnel from any claims, liabilities, or damages arising out of:


Injury to persons or property during the event


Use or misuse of venue facilities


Violations of laws or ordinances


The Host assumes no responsibility for personal property lost, damaged, or stolen.


Damage & Deposit

Any damage to the Premises or violation of rules will result in a deduction from the security deposit. If damages exceed the deposit, Renter agrees to pay the additional amount within 7 days of written notice.


Force Majeure

Neither Party shall be held liable for failure to perform its obligations due to causes beyond its control including but not limited to acts of God, natural disasters, government restrictions, or pandemic-related shutdowns.


Termination of Agreement

The Host reserves the right to terminate this Agreement and cancel the event at any time if:

The Renter misrepresents the nature of the event

Payment is not received in full

Violations to the Agreement


Governing Law

This Agreement shall be governed by and interpreted in accordance with the laws of the State of NEW JERSEY.
